When a property sits unsold, the market is usually not the reason. In most cases it is one of four things: price, paperwork, presentation, or reach.
1. Price — the biggest single reason
Listing high and planning to "come down later" backfires. The first few weeks bring the most enquiries; if the price is well above the market then, that window closes and cutting the price afterwards does not bring the same interest back.
When you set a price, look at it through today's buyer's eyes, not through what it cost you — what else can they get for the same money?

3. Photos — what shows is what sells
In an online listing the photo comes first, then the title, then the price. Blurry, dark photos halve your enquiries.

4. Small repairs, large difference
- A dripping tap, a broken switch, a loose door — get them fixed
- Clean up and clear out; an empty room looks bigger
- Paint only where the eye actually lands
None of this raises the price. It raises trust. A buyer reasons that if what is visible has been looked after, what is not visible probably has been too.
5. Put the full information in the listing
People do not call about a half-filled listing; they scroll on. Include:
