In an online listing, the photo is the first thing a buyer sees. Good photos do not make a property better — but bad ones lose a good property.
You do not need a camera for this. A phone is enough, if you get a few things right.
Prepare first, then shoot
- Move things out — an empty room looks bigger
- Clean up
- Open every curtain, switch on every light
- Clear away rubbish and anything broken outside
Those twenty minutes make more difference than anything else you do.
Light
- Shoot during the day, a little before or after midday
- Do not shoot into the sun — let the light come from behind you
- Avoid the flash; it flattens a room
- For a dark room, lights on and curtains open
Angles
- Shoot from a corner of the room — that is how the whole space fits in
- Hold the phone level, not tilted
- Chest height, not above or below
- Two photos of each room, from two different corners

Mistakes to avoid
- Blurry or shaky photos
- Photos taken at night
- Only one photo
- Heavy editing — if it looks different in person, the visit is a letdown
- Other people's faces, or personal belongings
How many photos
At least six to eight. Do not overload it either — ten near-identical photos and people lose interest. Every photo should show something new.
