The hardest part of buying your first property is not a shortage of information. There is far too much of it, and everybody tells you something different.

This guide exists to cut that noise down.

1. Decide the purpose before the property

To live in, to rent out, or to hold for later — each points at something different. Start looking without settling this and every option will seem good and no decision will get made.

2. Budget does not mean the price

This is the most common first-timer mistake. The total should include:

  • Registration and stamp duty
  • Lawyer and documentation
  • For a plot: boundary and construction
  • For a flat: parking and maintenance
  • Loan charges
  • Moving, furniture, immediate repairs

A simple rule: keep an amount aside on top of the property price, so you are not forced to compromise at the end.

3. Understand the loan first, look at property second

Chasing a loan after falling in love with a property is the wrong order. Understand your position with the bank first, then look within that range — you will save weeks.

EMI Calculator

Monthly EMI
₹17,995
Loan Amount: ₹20,00,000
Total Interest: ₹23,18,685

This is only an estimate. Your actual EMI depends on your bank or lender's terms.

4. Choose the location before the property

An average property in the right area beats a good property in the wrong one. You can change a house. You cannot change where it is.

5. Hurry is the most expensive thing you can bring

"This offer is only until today", "two other people have seen it" — these lines are common. They may even be true. But handing over a token before reading the papers costs far more than losing a deal.

6. Do not decide on one visit

  • See it in daylight and in the evening
  • If you can, once in the rain
  • Talk to the neighbours about water, power and security

The short first-property checklist

  • The purpose is clear
  • The total cost is worked out, not just the price
  • The loan position is known
  • Two or three areas are shortlisted
  • Ownership and documents have been seen
  • Measurement and access checked on site
  • The token terms are in writing

Frequently asked questions

What is the most common first-time mistake?
Not working out the total cost. People budget against the property price and forget registration, construction or maintenance.
Is buying through a broker fine?
It is fine — just do not outsource the document check to them. They arrange the deal; verification is your responsibility.
How many properties should I see?
There is no right number. Avoid both extremes: deciding on the first, and going numb after twenty.
